We are able to help the owners and occupiers of both commercial and residential property by handling a variety of transactions on their behalf and by the provision of advice on a wide range of issues.
Our services are provided from our Coulsdon office under the direction of our consultant surveyor, Geoffrey S. Bacon, BSc (Est. Man.), FRICS. He is a chartered surveyor with many years of experience in dealing with all sorts of property for a variety of clients in both the private and the public sectors.
Professional services offered:
Acquisition: Seeking properties to suit a client’s requirements; providing valuation advice and undertaking negotiations.
Arbitrations and references to independent experts: Arranging the appointment of the arbitrator or expert; preparing submissions; making "Calderbank" offers, etc. Please also see "Expert Witness"
Boundary Disputes: Examining plans and other documentary evidence; setting out boundaries on site and negotiating settlements.
Dilapidations: Inspecting let property and reporting on a tenant’s liabilities under the terms of the relevant lease; negotiating on behalf of either landlord or tenant.
Disposals: Advising clients on appropriate method of disposal; providing valuation guidance; preparing marketing particulars; handling the sale and instructing solicitors.
Development Appraisal: Advising on the feasibility and value of development schemes.
Easements and Wayleaves: Advising on value of rights of access or to lay pipes or cables, etc. and negotiating with prospective grantors or grantees.
Expert Witness: Preparing proofs of evidence and appearing at planning or compulsory purchase inquiries or in courts of law. When appearing before a tribunal a chartered surveyor is obliged to present evidence in a fair and unbiased manner.
Homebuyer Surveys and Valuations: Inspecting houses and flats and reporting in accordance with the R.I.C.S. scheme, details of which are available separately to interested parties.
Leases and Licences: Negotiating the terms of agreements to use or occupy land and buildings.
Planning: Preparing schemes for the development of property and obtaining planning permission.
Property Review: Critically reviewing a property portfolio in the light of current operational requirements, alternative use, occupancy costs and other factors and recommending reorganisation.
Rent Reviews: Advising landlord or tenant on current rental value and negotiating settlements.

Strategic Advice: Advising clients on the out-sourcing of valuation and estate management work, including the preparation of specifications; preparing estates strategies setting out the context and objectives of property management for any organisation; see also "Property Review".
Valuations: These are undertaken for a wide range of purposes, including purchase, fire insurance, loan security and accounting requirements.
